Perfect for a couple wanting to go out late each night

Hotel was fantastic. Strange but enticing decor in our yellow and black themed room. Could have been a bit walmer..... Only downside was our room was directly above the bar that played awful 90's loud music until the early hours (1am) this only affected us on one night as we were out on all of the other nights of our stay.

Nightlife tip: Short walk from hotel

Old town much better with small bars and pubs playing live music - avoid grass market

The state charming was passed years ago

Situated in the old area. Old room with walls and sealing in roof destroyed. Old carpets on floor. Little water in the shower. Location was good and also the bed with sheets clean, but not a cosy place!

PLEASE REFURBISH QUICKLY

Reception, bar and restaurant okay and look to have been updated recently. But the hallways and rooms in desperate need of redecoration and threadbare carpets to be replaced. Same with the twin bedded room we had on the 3rd floor and what can only be described as a 60's-70's style bathroom - though not sure the tiles would have been in fashion then! Staff though were very pleasant and helpful.

location

The only negative part of my stay was my having to wait until 3 pm to occupy my room. I am perfectly aware of the fact that it is the custom throughout Britain. I believe noon would be a reasonable hour, to accommodate all those travellers who arrive in the morning.

Tired old hotel in great location

My room faced onto the street opposite railway station on Princes Street. The old windows are single glazing. Very very noisy. Until 5am each morning after the night club goers caught the night bus service home from stop right outside my window. Investment in refurbishment has started in the hotel but long way to go. The corridor outside my room (number 115) smelt fusty and musty. Wouldn't recommend even at bargain basement rates.

Ideal location

Hotel was 1st class for me and my partner for a weekend away. Excellent location, price very reasonable. For room and bar in hotel. Hotel room was very spacious as was a quod room just for the 2 of us. Room was clean and comfortable. Would say it was a nice hotel and would recommend to anyone looking for a hotel for a holiday in Edinburgh in a brilliant location on princess street across for Waverley.

Badly in need of refreshment

The hotel is in a great location and room sizes etc are good, the problem is that it looks old and tatty and trapped in the 80's! Badly needs a make-over, wall paper, paint and Carpets are old and miserable looking. Also we arrived to a room that looked like someone had been sick in the shower, fairplay to the staff though they moved us immediatly

An excellent stay

An excellent hotel at an excellent location. It may look a bit old, but the room we stayed at the top floor (no elevator though for the last floor), were the biggest room i have ever been to a hotel. Opposite the train station, at the heart of the market and at a walking distance of 5 minutes to the tourist area. Definetely would stay there again
