Prime location, friendly staff. The room was OK in general, but don't leave a clean feeling (old carpets, furniture, curtains and wallpaper). Overpriced for what you get.

We could see the top of the leaning tower from our hotel room which was good, and it's easy enough to get around Pisa. It was a quirky building which felt a bit more personal than your standard chain hotels. Breakfast was OK. There is a restaurant right next to the hotel which we dined at a couple of times and it was very nice food. The room was very quiet. The bathroom was small, and cigarette smoke got into our room through the bathroom vent. This was quite unpleasant as it was quite strong, neither of us smoke and we both had colds!

The location can't be beat. Right on the 'Piazza dei Miracoli', you may even get a room with a view of the tower... Bus stop to Pisa Centrale is just outside the hotel, so it is great for your onward journey... Breakfast is very basic (Bread rolls, croissants and coffee)...

Could not fault location for tower etc. Restaurants/ bars plentiful and reasonably priced. 10 mins away from main shopping area. Remember shops in Italy close during pm.

A simple hotel in a great location. Actually, location couldn't be better! Right in front of the leaning tower! Breakfast was OK with bread, cereal , yogurt, and fruit juice. The hotel has a simple restaurant, which is open until late, with good pizza. Would return. Take it more as a nice two-star hotel, all that you need to rest after a day sightseing.

The main advantage to this hotel is its location. It is right across from the Campo Mirabile and Leaning Tower. I would recommend asking for a room at the back of the hotel to avoid noise from the street. The rooms are generally clean though the hotel is in serious need of redecorating. I would not stay here again.

The Hotel was clean, bedding and towels changed every day but it could do with a bit of brightening up and a bit of tender loving care. Staff very friendly and helpful, speaking quite good english. Breakfast was a bit chaotic, tables did not seem to be set up ready for breakfast and had to be hurriedly cleared when the next party came down,rolls, jam etc being moved from one table to another. There was not a toilet in the reception area which meant that we had to go up to our room when we needed one. We were disappointed we could not get a drink in the hotel bar but had to go to the restaurant next door.which I might add was very good and reasonable. The choice of meals and the quality were excellent. Location of the hotel was superb in sight of the tower, and an easy walk to the bus stop. To sum up we enjoyed our stay and would certainly stay there again.

A modest but adequate 3star which is clean but could do with a bit of redecorating. Restaurant quality is OK but understaffed leading to variable service according to the number of people waiting. PROBABLY THE BEST POSITION IN PISA only 100 metres from the tower in a quiet square (no noise at night) and with views of the tower from 2nd floor side-facing rooms. I would go back if I was looking for another budget hotel in Pisa

Close to the Pisa Tower, Cathedral, Babtistry and museums. (About 300 yards). Charge for parking off the square (5 Euros) Hotel rather dowdy and requires refurbishment. Staff very helpful. Breakfast very basic. I day here is enough to visit the sights.

My husband and I are very pleased that we stayed at Villa Kinzica for our only night in Pisa. The location was perfect for exploring the city on foot. The staff was extremely friendly and helpful. Our comfortable and clean room had a beautiful view of the Leaning Tower. Plus this hotel was the least expensive room we stayed at in Italy. I would highly recommend this hotel to anyone staying in Pisa.

Nice clean room, 1min walk to the Leaning Tower, which I could see from my bedroom window! Great value for money. Excellent restaurant out front. Gorgeous food! Friendly, welcoming staff. Get a bus from station if have heavy luggage. Rent bicycles(leaflet in hotel) available from beside the Tower for a great tour of the town.
