the owner Robin is extremely friendly and welcoming. she went out of her way many times for us including allowing us to leave our luggage in storage for 2 day when we had to change hotels (due to no availability) to avoid carrying them up and down stairs. Robin is very knowledgeable about the area and speaks fluent italian and english (she is actually a kiwi by origin). price is also very reasonable for this hotel grade and location. breakfast is good and was included in the nightly rate.
