recieved a really warm and friendly welcome at the Royal Ettrick. Hotel is on the #10 and 27 bus route from waverley station about a 25 min bus ride. Hotel is very lively at night and is perfect for the solo traveller as there are plenty of locals to talk to. My stay at the hotel proved to be an overall good experience even though there were 12 students staying there at the time who loved to run up and down the stairs most of the night, Nothing that turning the tv up did'nt fix though

WE thoroughly enjoyed our stay and found the staff very helpful. The room was large and comfortable. The only down-side was that the hotel is some way from the centre, but this was less of a problem as the busstop was close by and the service good. The hotel was good value for money.

The hotel is on the outskirts of the City Centre, but easily accessible by bus or taxi. The hotel has a vibrant bar with a bar menu. Breakfast is excellent and would recommend having the haggis. Rooms are adequate with good decoration. However I did notice that cleaning was not excellent and some of the rooms we booked could do with decorating especially the attic room which had flaking paint on the ceilings due to damp and a loose window. Overall a good time was had and I would stay at the hotel again

This was a return visit - with the promise of a superior room to the ones I wrote about in my last review! The room allocated to us was huge! There had to be a down side - the shower didn't work, but we didn't discover this until the next morning. Full marks to the hotel who summoned a plumber to install a brand new shower - on a Saturday afternoon!! Refurbishment is going well, and we're booked to return again soon!

Good Points - Bar/Restaurant, the food is good and bar is always lively. Location was also good for Napier University and located in lovely area of Edinburgh. Staff were also nice and helpful. Bad Points - Desperately in need of decoration, wallpaper hanging off as you come in the door and each room I stayed in needs freshening up. Also, nearly EVERY shower is broken!!! Fixtures don't stay on walls, I stayed in various rooms over an 8 month period and there was only one decent shower. Cleanliness was OK though.

The food was very good (Evening & Breakfast) & the bar with Sky Sports was a bonus as I didn't need to venture into the centre. The room I thought was a little small but it was a single, however it was clean & fine for what I needed. I usually stay in [another hotel] due to the price but this was matched due to a late booking & was only a few hundred yards from where I dropped off a car which was ideal as it needed to be collected early on the Sunday morning. Car Park was a also a bonus as the street parking could have worked out expensive.

Unpretentious and friendly hotel. The decor was slightly shabby, but my mother and I liked our single rooms and enjoyed a relaxed few days. The restaurant was pleasant, with well-cooked straightforward food and efficient service. Good value for money.

Like most hotels it could do with a slight upgrading but the room was clean and the staff were very friendly. Breakfast in the morning was lovely as they did vegetarian sausages which is very unusual.

The hotel staff were very helpful and friendly, the food was very reasonably priced and absolutely delicious. Recommend you visit for dinner even if you do not stay. The bar is very lively, good car parking and within walking distance of the centre of Edinburgh.

Lovely location in a quiet outskirt of the city - but with easy links into the centre. Big, well-equipped room at a bargain price. Food well-presented and keenly priced and with a good range of real ale! Best of all were the staff; courteous, professional and extremely helpful. Would stay there again.

A gem. The front desk isn't generally staffed, but you'll find friendly and helpful folks staffing the pub downstairs to help you. They'll help you navigate the grand old staircase with your bags. The dining room is a huge room sparsely dotted with tables. Breakfast and other meals were good as well. The room itself was charming with opening windows (useful as the room was quite warm -- October).
