The hotel was difficult to find. The staff at the front desk were abrupt. Beyond the lobby the hotel is a tired old affair. Hallways are damaged by luggage, carpets faded and worn. The ceiling in the room was patched, the bathroom was the worst we've encountered and the bedding was cheap and minimal. The only good feature was the view.

You cannot fault this hotel's location. Where else can you see the Horseshoe Falls from your bed? Convenient location for all tourist sites in Niagara, restaurants, parking, etc. As for the hotel itself, I'd describe it as ok for a big mid/high end hotel in a popular tourist destination. However, in a few places it was a little cheap-looking. For example the hotel lobby looked a little plain, there was an old style CRT TV in our room and our bathroom was tiny and very utilitarian-looking. But all-in-all it was clean, acceptable and I would stay there again.

Front desk made me stand there for quite some time in front of them before checking me in and then made it seem as though I was bothering them. I detected attitude and arrogance. She pointed to the elevator and said the room was on the second floor. When I asked how do I get there exactly she said, where, the elevator, doing her best to make me feel stupid. Finding the entrance to their parking lot was a challenge. They could have shared that information. Hallways were filthy and run down.

The hotel has a number of windows located on the 14th floor (observation deck) overlooking the falls, which was fantastic. Free fireworks take place every Friday and Saturday during May. (These times change in frequency depending on the time of year). The hotel also offer a package upon arrival which includes dinner for two at Remington's of Niagara Restaurant, complimentary shuttle, hot breakfast for two at Applebee's next door to the hotel and free wine tasting vouchers at four wineries. Great value for $69. Parking is available at the hotel for $15 per day and the hotel is located in the middle of the city hub.

Price was great, room not so much. The bathroom was really tiny, the shower had spots in it and the water was lagging. Stayed on the 5th floor, like all the other reviewers mentioned from the first floor to the 5th, we had a view of the parking lot. Experience could have been alot better.

Where do I begin? Receptionist was rude and uncaring which is bizarre because we paid over $200 a night for a King Suite with Superior view to both Falls. Everything about this hotel is even lower than a 1 Star Hotel. No A/C in the Hallway, dirty pillow and everything about the room is musky and dusty. Horrible furnishing that is so old. The maids fail to clean out room the next day and we had to walk to reception for clean tower. On the way to get ice after getting the tower, I got lost in the hotel through its maze of room. At one point, I felt like walking in Tijuana at night that had to put away my Rolex and wallet in fear of getting robbed. Never felt that unsafe inside the hotel that cost $200 a night before! Do yourself a favor and pay a little extra for both security and some comfort. Will never ever stay at this hotel again. I would not be surprised if this hotel either will go bankrupt or will be sold to another brand name hotel for its great location. Only consolation is the great view and close proximity to the Falls.

The Oakes hotel was presented on hotelcub as a modern convenient hotel. On arrival we found a tired looking hotel, that had been modernized in the lobby. The rooms looked old and worn, not all the sockets worked, the TV reception was poor and there was no TV guide. Calling the front desk twice did not help resolve the situation. The toilet was broke and was reported on arrival to the room, but was not fixed. Even though we had been reassured it would be looked at asap. Was reported again to staff on check out and they did not know about the first complaint. The pillows were uncomfortable and too hard. The AC was very loud when running.

This place was disgusting! The hallways smelled and all of the rugs were stained. The lamp shades were all ripped up and the hotel in general needed a lot of updates. For the price paid there are many more hotels that will not leave you feeling like you picked up bed bugs. Oh, and if you want a fridge...that'll cost extra and theyll have to transport it from one of the other rooms. I tried to resolve this with the front desk and they were not willing to refund or upgrade.

My family and I stayed at this hotel recently, & I guess, it was close to the falls , but like all the other hotels, you still have to walk up the huge hill to get their. or you have to pay for the lift, The view from the window was nice, although, the brochures do show it better than in reality..

Had to keep window open because of smoke smell. I'm sure it was because it was a older room and the odor is impossible to get out of room. After in room for a while was not noticeable. Other than that stay was great.

We stayed in the one king jacuzzi fallsview room. The appearance of the room was ordinary. The view of the falls from our room was spectacular, a lot better than a high end fallsview hotel that we had previously stayed. Our bathroom was nice; it had a jacuzzi/jetted tub and the deal that we got for dinner and breakfast was very good. We will definitely return to Oaks hotel soon!

Above average to other budget hotels. Our room was in need of minor repairs and refresher (wallpaper & paint) - nothing major. Hotel is somewhat showing signs of age but is although clean and well kept.

We had the most beautiful views of the falls, it is exactly how it looks in the pictures. The staff were very helpful and friendly. The housekeeping was excellent. The bed was very comfortable. It was within walking distance to everything. The Spa and pool were relaxing and kept very clean. The gym did need updating and more equipment in it. It would have been handy if there was a fridge in the room, but all in all we loved the hotel. I would highly recommend this hotel.

This hotel was only average and the cleanliness was onlyaverage we seen a little dirt around toilet and on window ledges a/c unit dust under tv. The beds were very comfortable but had too many blankets and we had to turn on ac unit as heat even turned off was too warm. The excellent view of the fall was a bonus even on the 5 th floor. pool closes early. The major negative was the outragous $15.00 outdoor parking with prople wandering through at midnight.

Good room, purchased the fall view room for floors 14-19. We ended up on floor 14 which I thought was going to be fine but ended up having the view blocked by barren trees. In the summer we would have ended up not seeing anything which was the whole point of purchasing the upgraded room. I would have liked the hotel to ensure that the room description would describe the situation. Especially when a jacuzzi room was purchased, and the room is described as "falls view".

I took advantage of a PD Day, which brought us into the end of the week; great deal for the room. What surprised us the most, is our request for the modest courtyard room, turned into a Fallsview room at no extra cost! The staff were extremely personable. We have stayed at higher end accommodations in the past, and the staff were courteous and professional, but this experience, was warm and friendly. The sauna, had unfortunately been painted; but it must happen at some point. Ample towels, parking was at a cost of $15, though it was brought to our attention, that we can park all day at a couple other locations. Your room key may be required to swipe to gain access to parking. Meals, were to be expected, city prices. We had a great stay, few people..we had exhibits and a ride, all to ourselves! I wish that there were opportunities for families with less than four members. The deals that you can get are great, but we would end up with two extra passes at each destination. Our family downsized, but our budget did not increase.

So close and convient to the casino and shopping. The staff was great and offered us an upgrade for a fee to view the falls.
