The SilverOaks Resort Heritage is situated on Fenton Street, only one kilometre from the Rotorua city centre and within walking distance of the famous Whakarewarewa Thermal Area, the Maori Arts & Crafts Centre, Arikikapakapa Golf Course and the Rotorua Racecourse.

We were offered a very substandard room when we booked in. We would have found it very difficult to ues the show and the room was small and up a flight of stairs. We said the room was unsuitable and we were given a studio that was ok. The place is in need of some upgrading needs some maintenance.

Met the receptionist only, she was quite friendly and gave us a free upgrade for 1 of the 2 rooms booked. The hotel itself is in bad need of refurbish, but then we found the whole of Rotorua's accommodation secter could certainly do with a facelift.

This hotel is a little run down but on the plus side is in a great location only a short stroll into town. Has good facilities. a good place for getaway on a budget that will also keep the kids entertained.

the hotel had been let run down but a trouble shooter manager has just been appointed and he has made inroads of progress already. light bulbs that were blown were replace within minutes. the rooms are still in very good condition and very clean and comfortable. the amenities are run down but that does not affect the efficient running of a perfectly charming,friendly hotel.

Room and facilities - fantastic. Basic, but all that you need. Heated swimming pool - too hot for swimming, but great to soak in. Recommend lowering temp. slightly to allow swimming. Been there now several times and will go back, because it is basic, provides all you need and is not over the top in cost. Great value for money.

We booked a special deal for both ourselves and my inlaws. We thought it looked like a great deal but were then apprehensive when we later read some of the internet reviews. We were however pleasantly suprised - the facilities were great, the rooms comfortable and the individual room spa pools were large, hot and really relaxing. The large swimming pool was also a great feature. When we arrived there was no plug in our spa but this was fixed very quickly by the friendly operators who had only been running the hotel for 10 days. They are obviously caring and very customer focussed and we are very likely to return in the future.

First impression from reception was good and helpful but then dealt with other front staff who were surly to the point of being rude. Room was well appointed and quite large and clean. Grounds are in dire need of TLC as is the outdoor pool. The heat in pool was good but on the down side the spa pools were closed all the time we were there. Quiet location even tho on main road. Also the free bottle of wine is only if you have a meal in their restaurant which was not the way it was advertised.

There was 1 wine glass, 2 cups and one glass in a room for 2-3 people. The bread for the complementry breakfast was really mouldy and since it was cold like from the fridge it would have been mouldy for 2 or more days and as it was shop bought bread I would guess it was a further 3-4 days old. Oh and the cereal was stale and the milk was warm (room temp). The rooms were quite worn and the decor very dated.

Its a good hotel.Only thing I found wrong was they charged 3.50$ from my credit card and we did not utalized anything from fridge but i did not bothered to call them as stay was quite good.

The rooms and fitouts are very tired, damaged and show excessive wear and tear. The place is in need of a total refurbishment and the staff upskilling and lift their game. We will not stay there again nor recommend the place to people. It is certainly not a 4 star venue.

On the positive side, our room was upgraded from a studio to a one bedroom, as there was one available. However, the room looked as if it had not been used in quite some time. ON THE NEGATIVE SIDE, LAUNDRY FACILITIES WERE NOT UP TO SCRATCH. THE DETERGENT DISPENSER WAS EMPTY AND THE POWDER WAS ADVERTISED AT A CHEAPER PRICE THAN WAS CHARGED. RECEPTION SAID "THE ROOM DIRECTORY NEEDED TO BE UPDATED".. THIS WAS NOT SATISFACTORY. THERE WAS "NO FAN" IN THE ROOM. THE OAKS WAS DEFINITELY NOT ONE OF THE MOST COMFORTABLE PLACES WE STAYED IN ON OUR TWO WEEKS IN NEW ZEALAND, IN FACT WE MENTIONED THAT WE HAD JUST BEEN MARRIED, AND THERE WAS LITTLE RESPONSE. WE WOULD PROBABLY NOT RETURN ON OUR NEXT TRIP. WE WOULD PREFER TO STAY ELSEWHERE. WE APPRECIATE BEING ABLE TO LEAVE FEEDBACK. THANK YOU. SHARON AND ALISTAIR CASTLETON

Rather sad looking hotel, Spent two nights with my two kids in a 1 bedroom apt. 3 stars at best. Seems to be stuck somewhere in the 70's or 80's badly in need of a refurb.Would have checked out if I hadn't pre-paid.Baffled as to why [website] give this a "recommended Hotel".

Overall quite good but the constant cockroaches eminating from the base of the TV on to the wall and floor was really revolting-it even caused the TV to go on the blink which was fixed many hours later that day after a complaint to reception. Staff said they were aware of the roach problem but noone sprayed the room and we were there for three days. The deal of 3 nights for the price of 2 was a good deal
