The room experience fantastic. I received my room for $89 per night on special and it was a good as any hotel I have stayed at for many more $. Be aware though my room was a refurbished one and some are not as my relatives found out, then room not so good. Mine was room 212, was a good size and most things new and very well appointed.

The location was good with tram services just outside the door and close to Lygon Street for restaurants, shops etc. First impression was not good with the foyer lift area grubby with dust & dirt. The room was okay but very old and the bed was not comfortable. The bar & restaurant was fine with friendly service. The Reception staff were all very pleasant also. I would not however class this hotel as a 4 star. I believe it should be a 3 star.

The hotel on arrival looks dirty & tired, staff were ok. Got to our room and the electronic keys didnt work, had to find a cleaner to let us in. The room was very average at best stains on furniture & carpets bedding tourn, walls scuffed and stained, bath room was yuck. So we desided to go out for some dinner & the lift had broken down, nice we had 2 kids under 5. This place was the pitts.

Hotel was well located to the famous Lygon St Food District (only 5 Min walk). Trams out the front to take you to centre of town and regular flow of Cabs. Overall well located to all of Melbourne's key sites. The Rooms were large and comfortable and tidy. The beds could be newer and of higher quality but for the money and the length of stay (4 Nights) everything was good for the value. Breakfast was simple but tasteful.

Room was OK, position is good, the price was good. BUT only stay here if you don't mind thumping music until midnight (when they have a function on) and don't stay here if you expect to swim in their pool. If there's a function on, they ban hotel guests from using their pool. The staff have to listen to lots of complaints, because guests who can't sleep make unhappy people, believe me. Spoilt my weekend as I was there to learn complex things at a conference, and that's difficult on minimum sleep. Restaurant is good value.

When I stayed in this place, they placed me and my 8 month old son in a room immediately underneath the function room that had an Xmas party on the Friday night and a wedding reception on a Saturday night. The room sounded like we were in a disco until nearly 1am both nights. When my husband rang the staff they offered us ear plugs. The baby didn't sleep til after 1 and got up at 6 as usual. When we compained upon checking out, they comped us 2 coffees and promised we'd be in one of the *good* rooms next time. We paid $550 for our stay in this 3.5 star hotel and were not impressed. Also, guests cannot use the pool, gym or deck when they've rented it out as a function space, which was every night from around 5:30pm.

Staff were great and the room very clean and comfortable. The included breakfast was fit for a king. The hotel parking was handy as we watched the parking inspectors do there damage over breakfast. The bathroom howeverv could do with an overhaul, could not close the shower screen as it was stuck and the whole bathroom looked tired.

We have stayed here before and you cannot find better - only problem this time was "pilling" on the mattress protector - you could feel the bumps everytime you turned over!!!! Will stay there again - great. Glen Miller Concert, Vic Market - shopping - Myer Christmas windows - that's our Melbourne

No real concerns or red flags here, the only thing is the aircon/heater unit was making terminator like sounds every 5 minutes which were a bit annoying and the unit itself took 15 mins to start up. Bathroom wasn't as pretty as the photos but still manageable. Seemed understaffed at check in. Overall though I would go again especially at the prices we got.

Reasonable quality room in a boutique style hotel - read one lift for four floors. Easier to take the stairs. Lack of attention to detail (no teasppons in nthe room, minimal coffee supplies) and bathroom cleaning a little tacky - probably because of age and need of renovation. On the other hand, the restaurant was excellent - good menu and attentive staff.

Standard Rydges hotel, nothing flash but quite OK. The big advantages of this hotel are that it is a 5 minute tram ride from the CBD, a 5 minute walk from the eateries of Lygon Street Carlton, and there is quick and easy free wifi.

I had booked an executive King room. When the lock didn't work (needed re-programming) they popped me in a smaller room, without a bath, at 7.30pm, without offer of breakfast or late checkout to compensate. The new room was significantly worse than the room booked.

Rydges on Swanston was just the ticket for us when we were looking for a place to stay for a conference hosted at the Rydges. On-site parking and private dining area meant we could meet business associates privately before the conference and then just relax and go with the flow. Staff were very accommodating. We would have liked a spare blanket or electric blanket and convenient power points for the iron and kettle which we were very grateful for. A lovely view over the park towards the city centre was an added bonus.

A bath towel had a 5cm tear, a facewasher had brown stains on it. The black grit around the shower tiles was a real turn off also. There were black marks all over the walls, When I turned the light/fan in the bathroom , I thought the ceiling was about to lift off. It's terribly loud. It looked like they hadn't cleaned the bathroom fan filter and aircon filter out in years. They were both grimey and dusty. In the lobby there was no concierge or much in the way of information for travellers who a looking for places to go, things to see. On the other hand, the new bar area and fire place were lovely and cosy, and the hotel was close to trams and walking distance to Lygon St. At check out the reception staff were too busy answering the phone and storing our luggage to ask us how our stay was. For 4.5 stars I expectes SO much more. The rooms needs to be repainted, cleaner linen and a better focus on service and hostessing would have ensured we had a much better stay.
