We booked the hotel at the last minute, after unfortunately suffering a problem with the booking software (glad to report they made it good with a fair discount later). It was very good value for the cost of the room, although one must note that it's low season so there were lots of empty rooms around. The hotel is in good shape and well maintained, and located right in the middle of the Night Bazaar so you can get anything you want very easily. The beds were comfortable and everything worked well other than the shower, whose poor design resulted in water flowing across the floor to a drain under the sink. The staff were pleasant. All in all, a good stay and would come back again.

The Deluxe room I was first allotted looked straight into a dull wall, but, the hotel responded almost immediately and moved me into a nicer room on the 7th floor. The room was comfortable but the TV( channels and reception ) was awful. Also, for the deluxe rooms, the toilet is a bit too small and the shower water tends to overflow. But, otherwise, hotel staff were exceptionally helpful and the location was 7 star !

Excellent location, staff very nice. Hotel being renovated so very noisy. Our room 8th floor, 5, 6, 7 floors renovations all day every day. Pool was overlooked by workers coming up and down back stairs. If hotels renovate, maybe they should offer guests the option of going elsewhere. We have stayed in 5 hotels, 4 were renovating - a problem in the low season obviously but enougth is enough.

The room is spacious, but the toilet is small. Not much of a view from the room. Generally, a comfortable hotel in a great location.

The hotel room is small, and rated as a four star should be more presentable and comfortable in terms of design and decoration inclusive of the facilities inside the room should be branded.

Service and location is very good. Pricing is acceptable. But if you want to stay here, try to get the room at the back of the hotel then you can avoid the noise from the street.

The building is kind of old. Location is really good - in the night bazaar area. Staff''s attitute is average. When I asked them where I could get a taxi, they just say ''outside'' didn''t bother to help me talk to the driver or what so ever. I think the value for money is just okay. I won''t stay as I look for better quality hotel.

The Royal Princess hotel in Chiang Mai was beyond excellent for the price we paid. The rooms were comfortable and clean. The staff were warm, welcoming, professional, efficient and I always felt taken care of. When choosing tours, the concierge made an effort to guide us into making the best choices and we always felt safe. We were greeted nightly with a smile from the ladies at the reception desk and an orchid on our pillows. How can you beat that? The location of the hotel was right in the middle of the night market area where we needed to be. Although there are many excellent restaurants in Chiang Mai, we found ourselves eating in the hotel simply because the food was delicious.

I am really upset by the odd interior design. The hotel rooms are designed in traditional style which is neither good for leisure nor for business. If you returned to your room from tiring sightseeing tours you will find the only place for rest is bed, because all chairs in the room has no back! So you could not sit comfortably or watching TV in a chair. And, for business travellers, the desk and chair is too low to work conveniently. I am an Asian, but I found that I could not put my knees under the desk while working on my laptop. Westerners may be worse than me. It seems that the hotel has no modern or western style rooms. Pool area is also not impressive. If the hotel won''t change the room style, I recommend nobody for this hotel.

Nice breakfast buffet and nice massage facility on the underground floor. No internet facilities. Rooms are pleasant although televisions and some phones are ancient. Although this hotel is priced and ranked the same as the Imperial Mae Ping, it does not compare. If the entire hotel were run as well as the massage facility, it would be a superb hotel.

The Royal Princess, situated amidst the bustle of the Night Market, is a comfortable hotel from which to experience Chiang Mai. The facilities and staff are good and you can''t beat the location. The Yogi Spa, in the basement of the hotel should not be missed for Traditional Thai Massage, amongst the best in Thailand.

This hotel has a very good location if you prefer to visit the famous night bazaar. Otherwise it is an old building which needs some major construction work. Very friendly staff. My room was okay and big enough. Next time I will stay in a much modern building.

My 4th time at the Royal Princess and I certainly hope it is not my last. It is a wonderful hotel and I always feel as though I am "coming home" as soon as I enter the lobby. RP has maintained their very high standards and is an excellent value. The location could not be better for getting around in Chiang Mai and for walkers, which some of our group are. A big fan of the night market, who could ask for anything closer for schleping the packages and bags back to the room - and going back for more! The staff is first rate and the convenience of exchanging US$''s at the cashier at a good rate is very much appreciated. Anyone visiting Chiang Mai and looking for a superb and authentic Asian hotel experience, that does not reak of hotel chain, has a real treat in store in chosing The Royal Princess.

The location, absolutely, cannot be beat. You step out the front door and you are in the midst of night market activity. The hotel staff were kind and efficient, arranging airport transportation and more for me. The hotel has a good ambience and is clearly one of the nicest hotels in Chiang Mai. I booked the junior suite. It was nice but not overly opulent. Given comparisons to other nearby hotels, I now think it was a little overpriced. Also, given the fact I spent most of my time out of the room, including visiting the night markets, I didn''t really need the suite. Otherwise, I enjoyed it and have no complaints. The extra room would have been more appreciated had my family been with me. I recommend this hotel and will probably return to it on my next visit to Chiang Mai. However, you might consider other options if you are on a tight budget. There are good deals to be had in Chiang Mai.

In the HEART of the Night Market and close to everything - from the Kalare Food Court with Indonesian-Indian-Thai-Chinese food and nightly entertainment after 20H00 (buy coupons and then choose your food), to the 100s of night market stalls and carts. There are lots of internet cafes, opportunities to choose local tours or have an incredibly real charcoal/pencil sketch created, and close to the Western outlets of McDonalds, Swensons, Starbucks, Pizza Company, etc. etc. The Royal Princess staff were extremely friendly and helpful, and like ''family'' after 3 days. A good mix of Asian, Thai and European guests, and a choice of Thai and Western Breakfast. The bathroom needed a renovation, and the pool isn''t fancy, but quite adequate. But location and the staff are the main advantages and I highly recommend it!
