"The hotel's location can't be faulted, on Princes Street, opposite Waverley Station. Service, both at Reception and at breakfast was very good. There was a good selection at breakfast and the food and service were excellent. The room was adequate but tired - the whole hotel is in need of freshening-up - and not particularly clean, but acceptable. Our room was situated at the rear of the hotel, which meant no view, and the noise from the disco across the street was very loud."

"The not-so-good points: rooms overlooking Princes Street & hence noisy. Buses stop directly below from early until late; rooms lack double-glazing; our room had strong smell of cigarette smoke both old & fresh; decor of corridors looks tired with peeling paint; ongoing external work at the moment [Feb 2010] & scaffolding blocks view for some rooms. However, we'd certainly recommend the hotel if you're looking for somewhere relatively cheap & convenient to stay. Waverley railway station is just across the road; the rooms are large, clean & comfortable; good flat-screen TV with Freeview; room had a great view over Princes Street & towards Edinburgh Castle; the breakfast was substantial; the reception staff were extremely helpful & friendly. They even looked after our bags on the final day until we were ready to go & get our train home. This saved us £10 - which is what it would have cost to leave the bags in left-luggage at the train station. Overall, very good! Helen (York, UK)"

"The hotel is well situated and the staff and helpful but the beds are very hard and there was a lack of hot water."

"Undisputedly, the hotel is located very centrally, about 100m from Waverley station. The lobby interior is rather shabby however rooms are maintained quite well and are clean. The check-in process was very fast and efficient. I booked a single room with a single bed but I was given a room with a double bed which was good. The only drawback was that it was facing the backyard and I wanted to enjoy the views of the castle. So I asked for another room facing the street and the reception was very helpful and found me such room very quickly despite the hotel was booked throughout. Didn't like the price of breakfast (cereals and something else), was too high to my liking for that kind of stuff. Overall I had good impressions about that hotel, location and staff being the best. Pricing are on a high end though bearing in mind the location it's sort of understood."
