Hotel was 1st class for me and my partner for a weekend away. Excellent location, price very reasonable. For room and bar in hotel. Hotel room was very spacious as was a quod room just for the 2 of us. Room was clean and comfortable. Would say it was a nice hotel and would recommend to anyone looking for a hotel for a holiday in Edinburgh in a brilliant location on princess street across for Waverley.

The hotel is in a great location and room sizes etc are good, the problem is that it looks old and tatty and trapped in the 80's! Badly needs a make-over, wall paper, paint and Carpets are old and miserable looking. Also we arrived to a room that looked like someone had been sick in the shower, fairplay to the staff though they moved us immediatly

An excellent hotel at an excellent location. It may look a bit old, but the room we stayed at the top floor (no elevator though for the last floor), were the biggest room i have ever been to a hotel. Opposite the train station, at the heart of the market and at a walking distance of 5 minutes to the tourist area. Definetely would stay there again

Staff were lovely. Room was huge with grat view of |Princes St and the Scott monument. We didn't eat in it so I can't comment on the food. Will definitely stay here next time I'm in Edinburgh. Overall a very good experience and great value.

Location was excellent, as you can walk straight out of Waverley Train Station and the The Royal British Hotel was directly opposite. Friendly helpful staff. Room was small but clean and quite modern. It was a great location to walk everywhere.

Staff Fabulous. Scottish Breakfast very good. 5 mins walk from Waverly Station and Airport Link Bus. Close to all the major sights. Hard to beat for location. Room was warm, clean and comfortable. The single room I was in was not one of the refurbished ones. As I paid a very cheap rate by paying months in advance that was fine. However, if paying more than £60.00 per night, I would be asking for a refurbished room. Had an enjoyable stay.

The hotel itself is right across the road from Waverly Station (just look for the "Exit to Princes Street" sign and walk across the road and look to your left). Great location with easy access to the old city, the castle, Royal Mile, all of it. Also easy access to and from the AirLink back to the airport if you're so inclined. The hotel itself is pretty standard. Nothing to write home about.

I think we stayed in a recently renovated room, it was comfortable, but nothing special. The location was perfect for wandering the city!

perfect location, right in the center of the city. Street noise was bothersome if the window was open, but otherwise no complaints. Very good value for the location.

Great Location in the Centre of EDINBURGH. Hotel has recently been refurbished (Partially) my room was one of the refurbished roms located on the 3rd Floor, nicely done....very quiet. Single Rooms as on the smaller side but ADEQUATE..... Staff EXTREMELY helpfull especially the receptionist who was on NIGHT duty (14th Aug) and DAY duty (15th Aug). This is the 3rd occassion I have chosen to stay at this hotel....HIGHLY RECOMMEND it.

There was a mix up with our booking on arrival but the lady at reception handled things really well and everything worked out fine. The room wasn't huge but it was quite spacious, the bathroom was large and everything was clean. There was free wifi and a restaurant on site. We booked just a room and we didn't eat breakfast there so I can't comment on the food but the hotel itself was very nice.

Although there is still scaffolding due to ongoing refurbishment, we could not find fault with the hotel. The room was clean and nicely furnished and the staff were very friendly and helpful. Our only gripe was that because the room was so warm(we did not have the radiator switched on) we had to leave the window open all night and the noise from the numpties roaming the streets until all hours and the police sirens meant that we didn't get a very restful sleep. However, this was not the fault of the hotel and we will stay there again on our next break.

Oh my gosh, the room was so small, where were we to put our 2 large cases??? Great view though, could see Edinburgh castle from the room and so close to Waverley station (walking distance) and the staff could not be much more helpful. Bit expensive for the room size,(but maybe this is what the prices are for staying intown down town??) discovered outer suburbs for B&B if one was to stay longer

Great location in central Edinburgh on Princess St. Suit travellers without cars for easy access to city sites. Decor old but undergoing renovations so should look much better once internal renos are finished and scaffolding has been removed. Restaurant has great views over the city and castle. Would not recommed to single young travellers wishing to meet other travellers. More suited to older travellers and couples.

Hotel on old side in need of some repair/upgrade, but my room size was excellent. Also staff friendly and helpful. Superb location on Princes Street opposite Waverly station very good for ease of getting to and from travelling destination.

The hotel's location can't be faulted, on Princes Street, opposite Waverley Station. Service, both at Reception and at breakfast was very good. There was a good selection at breakfast and the food and service were excellent. The room was adequate but tired - the whole hotel is in need of freshening-up - and not particularly clean, but acceptable. Our room was situated at the rear of the hotel, which meant no view, and the noise from the disco across the street was very loud.

The not-so-good points: rooms overlooking Princes Street & hence noisy. Buses stop directly below from early until late; rooms lack double-glazing; our room had strong smell of cigarette smoke both old & fresh; decor of corridors looks tired with peeling paint; ongoing external work at the moment [Feb 2010] & scaffolding blocks view for some rooms. However, we'd certainly recommend the hotel if you're looking for somewhere relatively cheap & convenient to stay. Waverley railway station is just across the road; the rooms are large, clean & comfortable; good flat-screen TV with Freeview; room had a great view over Princes Street & towards Edinburgh Castle; the breakfast was substantial; the reception staff were extremely helpful & friendly. They even looked after our bags on the final day until we were ready to go & get our train home. This saved us £10 - which is what it would have cost to leave the bags in left-luggage at the train station. Overall, very good! Helen (York, UK)
