Had to stay in this area and website showed a hotel that looked a great deal better than it was. Older, tired and located in a pub's carpark I felt that the tariff didn't reflect the standard. The room was clean enough but smelt very stale and the shower was an interesting experience with constant fluctuations between very cold and very hot. Was a little annoyed at being charged for a newspaper that I picked up from Reception at 6pm on my way to my room. Very unlikely to return.

Great stay - convenient for sporting competition venues in Eltham and Bulleen areas and suprisingly quiet given the location on Doncaster Road. Not sure why breakfast is included given the cooking/kitchen facilities in the apartment but was a nice suprise anyway.

Small room but comfortable, very friendly accommodating staff. Certainly value for money, set back from the main road enabling a quiet stay.
