Very basic. Room looked nothing like the pics. Room opened onto an open courtyard, room window also opened onto courtyard and did not have a lock....so security was non existant. Room way too hot, old reverse cycle air con, above door. had to drag table to door and climb up to turn on cooling on 30+ day. Air cond very loud and useless to use. No elevators, only old concrete staircase so no good for anyone who cannot climb stairs. Would never stay there again. Not worth any money let alone what they charge.

Would look more appealing if the outside was cleaned. When I arrived I was sure I would not be staying but the room was very clean and comfortable. Reception area also needs a face lift. Didn't venture to eating area as thought this may also be disappointing.

1. No lift 2. Extremely poor room cleanliness For this quality of hotel, the fee should not be more than AUD $100.

They catered for 5 of us in one room! Great to have a large crockery supply as well as tea and coffee stuff. Hight traffic noise as our room faced the street and the hotel is next to the fire station. Would have liked a safe. But easy to get into town and it was perfect for taking the car onto Westgate Bridge to head west.

The staff were very friendly and helpful, even though we were given incorrect transport info. Our shower had mould and only got cleaned when we complained. The room needed a thorough cleaning and a coat of paint to get it up to a reasonable standard. I also think a designated smoking area would be a good idea so that smokers don't stand outside your window smoking and talking at all hours.

Was easy to get to all locations required, close to trams that we used all weekend and got us to everywhere needed. A bit disappointed in the hotel. Has not been updated for long while, lounge was old , stained and faded all need rereplacing and the curtains were dirty and torn. Bathroom needs more detail to the cleaning.

The staff were very helpful throughout our 4 night stay. The room was clean, wonderful shower and we were as comfortable as one could hope to be for the price. Only draw back is that the rooms are built around a courtyard so people outside could be noisy at times eg wheeeling cases over pavement in the early hours of the morning or children playing. Overall, very good value.

Clean, tidy, Cheap, Convenient, mostly suitable for buget travellers. The thing impressed me a lot is they clean room and change your linen every day. It is really nice for this class of hotels to reach such cleanness.

You get what you pay for ,the hotel is worth staying at for the price and location but it is very basic, that suited me fine as i was only there for a shower and sleep at night. The bed was comfy and clean,as was the room. Overall a good place to stay for a sleep.

>Need to give a tip to have bags carried upstairs. previous trips have had higher quality for less (even though this was discounted) > A 5-10min walk to the tram. >Great in room meals. >Very Small mouldy ceiling/walls bathroom/toilet area. >loud guests were not quietened down and you are located near the road so trouble sleeping. >i was sold on it being close to the flinders st victoria uni. (allow 20mins to get to the tram and to the other end)

Check in / out easy, organised. Staff friendly and responsive. Room was clean, fairly spacious, everything worked. The location is good, easy to get to and not far ie walking distance from transport, city centre, attractions, pubs, restaurants etc. However the noise from people arriving seemed to go on all night and some people don't give a stuff about the time and whether they should talk quietly at 3am, so sleep was regularly interupted. Otherwise no issues and enjoyed the stay

Got up graded to a 1 bedroom, steps make the place a bit unaccessible and spread over 2 properties makes it a little funny to find your room but ok once you have. The woman on reception needs happy lessons (the guy was good). Valus is good

Its a walking distance from most places. But i think the pictures raise the expectation levels and the reality has something missing.

Clean, comfortable and has enough facilities so that a stay in the city for work purposes, does not break the bank. Parking is sometimes available and it's within a reasonable walk of everywhere we need to go. Staff are always helpful and approachable. Reliable. Each time we have stayed it has been the same.

Reception was very curt - both on checking in and checking out. No conversation encouraged - although I noticed the receptionist perked up considerably, giggling etc when a suave-ish middle aged gentleman was checking in just after me. There's no lift to the rooms, which are one floor up, and no offer of help, so luckily I had no heavy bags. Nothing remarkable about this venue - no food, and contrary to the web-site claim, so sign of any restaurants near by. Had to walk a fair way to find a small Indian cafe/takeaway place still open at 8.30 pm. The hotel is located in a dinghy ominous street with no ambience either inside or out, however the room was surprisingly comfortable, which I suppose is the main thing.
